This is the time for the Planning Commission to hear from citizens regarding matters that are not on the agenda. Except in very limited situations, state law precludes the Planning Commission from taking action on or engaging in discussions concerning items of business that are not on the agenda. However, the Planning Commission may briefly respond to statements made or questions posed by a member of the public, ask clarifying questions, make a brief announcement, or make a brief report on his or her own activities. The Commission may also refer matters not on the agenda to City staff or direct that the subject be agendized for a future meeting. 6.A 807 Spring Street | Tree Removal Permit | Project ID: 2026-00157 | APN: 064-221-08 | John Jay, Contract Senior Planner

SUMMARY: Applicant, Brian Sharp, is requesting approval of a Tree Removal Permit to remove two (2) protected Lemonwood (Pittosporum eugenioides) heritage trees at 807 Spring Street (APN:064-221-08). The subject Lemonwood trees are considered heritage protected trees since they have a diameter at breast height (DBH) which is greater than ten inches, and are proposed for removal due to current failure and fire hazard to nearby persons and property. The project has been determined to be exempt from further environmental review under California Environmental Quality Act (CEQA) Sections 15301 and 15304. Furthermore, none of the exceptions to the use of a categorical exemption in CEQA Guidelines section 15300.2 applies to the proposed project.

RECOMMENDATION: Staff recommends the Planning Commission approve application 2026-00157 for 807 Spring Street and adopt the attached draft resolution approving the Tree Removal Permit.

6.B 255 Glen Drive | Design Review Permit with Heightened Review Findings and Variance | Project ID: 2025-00138 | APN: 064-243-25 | Adam Blair, Associate Planner

SUMMARY: Applicant, David Kornmeyer, on behalf of Owners, Gina Lee & Miguel Micheltorena, is requesting approval of a Design Review Permit with Heightened Review Findings and a Variance to facilitate the construction of a 168-square-foot addition with a 307-square-foot roof deck on the fourth level of the main residence at 255 Glen Drive (APN: 064-243-25). A variance is requested to exceed the height limitations set forth under Sausalito Municipal Code (SMC) Section 10.40.060(B). The project has been determined to be exempt from further environmental review under California Environmental Quality Act (CEQA) Sections 15301 and 15303. Furthermore, none of the exceptions to the use of a categorical exemption in CEQA Guidelines section 15300.2 applies to the proposed project.

RECOMMENDATION: Staff recommends the Planning Commission approve application 2025-00138 for 255 Glen Drive and adopt the attached draft resolution approving the Design Review Permit with Heightened Review Findings and Variance.
